Russians are returning to the land. The big trend of young Russians buying and building rural real estate was a very hot topic at the International Conference on the Creative Economy in Saint Petersburg. Around 5 or 6 million Russian citizens have made the big move to leave the city over the last 5 years. That estimate was provided by the Agency for Strategic Initiatives who were present at the conference.

“Russian youth increasingly prefer the measured life of small towns and villages to big cities. This trend essentially redraws the map of the country, reviving life where there was devastation just 10-15 years ago, experts noted.” – Notes from the session of the conference.

Why is there an explosion of interest in single family homes in Russia right now?

World War II was the greatest tragedy to affect the Russian people in all of its thousand-year history. Roughly speaking the westernmost third of the USSR had been destroyed and millions-upon-millions of people essentially had nowhere to go. This is the main reason why the Soviets began erecting “commie-block” apartment buildings after the war. Making large buildings that could immediately house hundreds of people using big concrete panels was a great quick solution to a dire problem.

To the perspective of those who moved from isolated and bombed villages into these Khrushchev era apartment complexes it was a major step up in lifestyle. The city provided the heating, there was all the electricity you could ever want, and most of the time, especially in urban areas, there was hot and cold running water.  A simple log cabin may look quaint, but living in one requires a lot of work and Soviet flats really did free their occupants from all the drudgery that peasants in the village had to endure just to survive.

The USSR was a bit slow to change but certainly not static and the designs for these apartment buildings got better-and-better with time. Furthermore, it must be noted that there was no “Home Depot” during Communism. Although many people did still live in houses, it definitely was not exactly an easy task to maintain them, heat them, or more importantly, upgrade them.

With the death of Communism, Capitalism in Russia began to provide all sorts of construction options to those who could afford them, the problem was that under Yeltsin few could actually finance the construction of their own home. Furthermore, historical inertia was in full effect. Russians believed, until Covid, that homes were too much trouble and too hard to heat effectively. Furthermore, construction is based on tried-and-true methodology, which needed time to be worked out. The American “stick-frame” home was not created on a whim but was the result of construction evolution and access to large amounts of wood, and upbringing of carpenters who mastered the technology. This is why only a few years ago do we start to see ubiquitous cinder block construction all over Russia. This “best practice” needed time for the workers to master and money in the pockets of average Russians in order to evolve.

The Russian Single Family Housing Market in 2025

Although Covid-19 measures were much more reserved than in other countries they still had an effect on the national psyche. The idea of “working from home” from a pleasant house became a strong alternative to the dominant “soviet-style apartment” way of living. Now, five years later we can see that “Individual housing construction continues to dominate, accounting for 71.5% of the total housing construction in the first half of the year, amounting to 37.3 million square meters.” according to Pravda.ru.

“263,300 single family homes were built across Russia in the first half of 2025 despite extremely high interest rates and the Special Military Operation” says banking\finance website banki.ru. Considering that Russia is a country of only around 150 million people, having 500 thousand single family homes being per year is a significant number and a major demographic shift in terms of lifestyle.

“The average area of private houses under construction by contractors with escrow accounts is 110 square meters (1184 square feet). According to Evgeny Kvasenkov, Director for Housing Development at Dom.RF, the average construction period does not exceed seven months.

“It is noteworthy that the fashion for multi-storey large private houses has passed, and Russian families are increasingly choosing practical single-storey houses. Another trend is high-degree factory-made houses and house kits. Using these is beneficial for both parties: the customer receives a ready-made house without compromising its quality, and the contractor receives money from the escrow account to repay the bank loan used for construction financing and avoid paying interest. According to the concluded construction contracts, the average cost of building a warm private house is around 7 million rubles,” said Evgeny Kvasenkov.”

7 million rubles for a house seems to be a lowball estimate as prices for real-estate construction in Russia have doubled since Covid. As an estimate 12 to 22 million seems more reasonable. This explosion in price is due to crack downs on illegal migrant labor, increases in the costs to produce construction materials and an ever-increasing demand for construction across the country. These factors have all pushed the prices sky high, doubling them from their pre-Covid levels.

Taking the best from America

As written above the average Russian has really only had the chance to enjoy a single family home lifestyle, like the kind that is the hallmark of the American way of life, for the past 10 or 15 years at most. Before that, homes were simply too inefficient to compete with commie-block apartment living. Some of the factors that made America become the king of the individual house were:

• The massive size of the country
• Established yet simple-to-understand standard practices in building
• Access to affordable resources, and now access to “big box” stores
• Good road infrastructure and plenty of cars to buy as a means to commute to work
• A large middle-class with money

Considering the Russian government now subsides mortgages to build homes for families with children, the average Russian essentially has all the pieces to the pleasant American life-style puzzle right in front of his face and millions are choosing to put it together and enjoy the results.

This isn’t to say that jumping in on an American life-style is the right or wrong way to live. Trying to turn Hong Kong into Kansas won’t work. The thing is that Russia is changing rapidly and the way that people live has a deep effect on their culture. In the USSR it seemed like everyone lived in an apartment. Now, Russia is moving towards a sort of “half-and-half” mix, with one half resembling the stereotypical North American way of doing things. This massive shift is bound to have a major effect on society and it is something that should be taken note of by Russophiles worldwide.

Then men serving in the Special Military Operation have received large bonuses and big monthly salaries with few expenses. The massive number of men returning from the front with large savings in the bank will be faced with a choice – will they spend it on a flat or a house. Considering the skills soldiers get in the army we can say that it will be a safe bet that most will put their money down on a suburban/rural life on their own piece of Russia that they earned the hard way.
